The buyers who showed up with emotion instead of analysis have mostly sat back down. What remains is a more functional market, even if it is not a cheap one.

Shop at least three lenders before you commit to one. A quarter-point difference in your interest rate adds up to tens of thousands of dollars over the life of most home loans. Lender fees vary too. Request itemized fee schedules so you can compare apples to apples.

The appraisal is the lender’s check, not yours. When the appraisal comes in below contract, the deal does not automatically die, but it does require a decision. Ask your agent how common appraisal gaps have been in your target price range and neighborhood.

Budget two to four percent of the purchase price for closing costs, on top of your down payment. First-time buyers often do not see the full closing cost picture until the Closing Disclosure arrives three days before settlement. Ask your lender for a Loan Estimate with a realistic purchase price so the numbers reflect what you are actually going to face.

Real estate is illiquid. Buying and selling inside two years is almost always a money-losing proposition once you account for the full cost of both transactions. None of that means do not buy. It means be honest about your time horizon before you commit.

The buyers who come out ahead in this market are not the ones who waited for perfect conditions. They are the ones who treated the purchase like a business decision rather than an emotional one. Getting across current property listings in your target area is the logical first move once your financing is sorted.
